Greenacre Recruitment is working in partnership with a local authority to recruit a Neighbourhood Operations Manager on a 1 year fixed term basis.

You will contribute to the achievement of the Business and Corporate Plan objectives through leadership and management of relevant people, processes and programmes in relations to the Neighbourhood services, securing loyalty with demonstrably great attitude, clear focus and perseverance in the conduct of staff. To assist and deputise for the Executive Head of Neighbourhood Services.

You will also be responsible for the following:

* Lead, motivate and engage the Neighbourhood Operations team to maximise efficiency and customer services through excellent tenancy management.
* Liaise with partner agencies including local authorities, the police, courts, solicitors, attending strategic and operational meetings where appropriate
* Oversee the daily work of the ASB officers, Neighbourhood Officers, Neighbourhood Coordinator, Wardens, Neighbourhood Assistants and Resident Involvement Team
* To recommend proposals designed to reduce maintenance costs to the Group and improve the appearance of estates
* To maintain staff administrative records, to include sickness, leave and appraisals
*Discuss serious cases of anti-social behaviour with the Executive Head of Neighbourhood Services to consider whether legal action should be taken to include injunctions, Section 21 and possession action.
* Oversee complaints of anti-social behaviour, nuisance and harassment and enforce tenancy/lease conditions accordingly, ensuring the delivery of the company’s Anti-Social procedures
*To develop and sustain performance focused culture, ensuring budgets, targets are successfully achieved
* Monitor, review and report progress to appropriate audiences on the performance and effectiveness of the service against target, taking steps to ensure a high performing service is delivered
* Oversee the daily administration of tenancy change visits, including mutual exchange, succession and pre-transfer/void visits are carried out in accordance with Policies and Procedures
* Devise, implement and review internal policies and processes to support service delivery, ensuring statutory and regulatory policies and frameworks are adhered to, including safeguarding, health and safety and equality and diversity
* Identify and respond to opportunities for service improvement, by regularly reviewing the service and taking account of key reforms. Develop objectives to support the delivery and development a high quality service to all customers, ensuring vulnerable customers are protected
* To maintain appropriate performance information and provide that information to the Executive Head of Neighbourhood Services at agreed intervals.
* Ensure the business is kept informed and responds positively to legislative and regulatory guidance within the sector.
* Deliver a service that meets the highest professional and legal standards (including Safeguarding, Equalises, Data Protection and Health & Safety) and support the Executive Head of Neighbourhood Services to instil these standards within every aspect of Housing Services
* To carry out specific roles and assignments and such other duties as appropriate in the role.
