An industry leading operator within the expanding Build to Rent sector, is looking for a proactive individual to head up the lettings and marketing, and work with the Managing Director to develop the company brand. The role is based in a dynamic environment, and as such they do not want to be too restrictive on what the responsibilities of the role are, but the key areas are as follows. Key Responsibilities Delivery of the Lettings Strategy Plan, manage and deliver the lettings strategy for new building launches, including specific campaigns Plan, manage and deliver the lettings strategy for the stabilised portfolio Manage the day to day work and responsibilities of the Lettings Team Ensure Lettings Team and building managers are constantly trained up to peak performance focusing on a 2:1 viewing to deal conversion rate Delivery of the Marketing Strategy Plan, manage and deliver the overall marketing strategy for the brand, and specific campaigns for new building launches Oversee the PR and social media marketing strategy Plan and manage the annual marketing budget to cover all campaigns Analyse and report Letting Activity and refine marketing strategy to achieve optimum response rates Introduce extra income initiatives across the portfolio Manage the re-let and reversion activity for the stabilised portfolio by maintaining a live database Provide new rents for all reversions ahead of tenancy anniversaries and negotiate with tenants if necessary For all re-lets, resume marketing and work alongside Operations Team to re-let within 2 week KPI Analyse and approve monthly rent batches Compile and deliver monthly and quarterly board reports Customer Service and Tenant Retention Train and manage the Lettings and Operations Team to deliver great customer service ensuring they understand the brand values Manage all complaints arising from the lettings process Plan and deliver a structured tenant retention programme in order to increase the average length of tenancies across all buildings, aiming for a 50% tenant retention rate Plan and delivery community initiatives and tenant events Knowledge and Experience Experience of working in the private property sector in a senior lettings role Experience of delivering successful marketing programmes Experience of directing others to achieving marketing goals Experience in analysing and assessing local markets to maximise potential interest in our product Social media skills Knowledge of Housing legislation and Assured Short-hold Tenancies If you are interested in this role, please apply within, or call Aidan Rees 0207 291 0919.
